Farmland has been a safe investment for many and Sara Hageman Schenk, farm real estate broker with Hageman Realty, says now is a good time to buy.
“It’s a great time to buy land because there are a lot of investors that are looking for land to have a safe investment and have a farmer that they can partner with and be able to farm the land. The great thing about farmland is that it doesn’t go vacant. We also believe that the value of appreciation and the hedge against inflation is a great opportunity to put your money into farm ground. If you have cash, it’s hard to find a better investment with such low risk.”
She says it’s also a good time to sell.
“It’s a great time to sell ground because there are a lot of factors that are taking place. First, I think it’s just that the market is really high. There’s strong demand and low supply which drives price up- general economics course. And we have a lot of interest. A lot of money wants to find a home in farm ground.”
Hageman Realty’s Hinnerk Wolters adds that it may also be a good time to sell based on your capital gains situation.
“If you have a low basis near farmland and you’re going to have a significant tax event, we hear a lot of rumors and there’s been legislation introduced that would significantly change the tax environment on gains, and also if you’ve recently inherited a piece of farmland where you’ve gotten a stepped-up basis, your tax consequence may be very low today. So, the tax situation may make it a great time to sell.”
